Acceptance of terms
These Terms of Service ("Terms") govern your access to and use of the websites, applications, and services offered by Belivvo(the "Services"). By accessing or using the Services, you agree to be bound by these Terms and our Privacy Policy. If you do not agree, do not use the Services.
Description of service
Belivvo provides an online platform to discover, publish, and inquire about property listings and related information. We may add, change, or discontinue features at any time. We are not a real estate broker, landlord, or insurer unless explicitly stated in a separate agreement. Listings are provided by users or third parties; we do not guarantee the accuracy, availability, or legality of any listing.
User accounts
You must provide accurate registration information and keep your credentials confidential. You are responsible for all activity under your account. Notify us promptly of any unauthorized use. We may suspend or terminate accounts that violate these Terms or pose risk to the Services or other users.
Property listings
If you post listings, you represent that you have the right to advertise the property and that your content is truthful and not misleading. You grant Belivvo a license to host, display, distribute, and promote your listing content in connection with the Services. You remain responsible for compliance with applicable housing, advertising, and fair-housing laws. Transactions between users are solely between those parties unless we offer a separate product that states otherwise.
Prohibited conduct
- Violating laws or third-party rights.
- Posting false, fraudulent, discriminatory, or infringing content.
- Scraping, automated access, or attempts to circumvent security without permission.
- Harassing users, spreading malware, or disrupting the Services.
- Using the Services for unsolicited commercial messaging outside permitted channels.
Intellectual property
The Services, including branding, software, and design, are owned by Belivvo or its licensors and are protected by intellectual property laws. You receive a limited, revocable, non-exclusive license to use the Services as intended. You retain ownership of content you submit; you grant us the rights described above to operate the Services.
Disclaimers
THE SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICES WILL BE UNINTERRUPTED OR ERROR-FREE.
Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, BELIVVO AND ITS AFFILIATES, OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, OR GOODWILL, ARISING FROM YOUR USE OF THE SERVICES. OUR TOTAL LIABILITY FOR CLAIMS ARISING OUT OF OR RELATED TO THE SERVICES WILL NOT EXCEED THE GREATER OF ONE HUNDRED U.S. DOLLARS (US$100) OR THE AMOUNTS YOU PAID US FOR THE SERVICES IN THE TWELVE (12) MONTHS BEFORE THE CLAIM. SOME JURISDICTIONS DO NOT ALLOW CERTAIN LIMITATIONS; IN THOSE CASES, OUR LIABILITY IS LIMITED TO THE FULLEST EXTENT PERMITTED BY LAW.
Indemnification
You agree to indemnify and hold harmless Belivvoand its affiliates from claims, damages, losses, and expenses (including reasonable attorneys' fees) arising from your content, your use of the Services, or your violation of these Terms or applicable law.
Termination
You may stop using the Services at any time. We may suspend or terminate access for conduct that we believe violates these Terms or harms the Services or others. Provisions that by their nature should survive (including ownership, disclaimers, limitation of liability, and governing law) will survive termination.
Governing law
These Terms are governed by the laws of the State of California, USA, excluding conflict-of-law rules, unless mandatory consumer protections in your country apply. Courts in San Francisco County, California shall have exclusive jurisdiction for disputes, subject to mandatory arbitration or venue rules where required by law.
Changes to terms
We may modify these Terms by posting an updated version on this page. Continued use after changes become effective constitutes acceptance of the revised Terms. If you do not agree, stop using the Services.
